Energy Performance Certificates

From 1st October 2008 it will be mandatory for landlords to make Energy Performance Certificates (EPCs) available to NEW tenants as part of the lettings process. Each EPC will last for 10 years.

The government now require an EPC to be carried out on all homes that are marketed for sale after December 14th 2007.

Energy Performance Certificate
An Energy Performance Certificate(EPC) identifies the energy efficiency rating of a property. The rating is represented graphically on a scale from A to G, where A stands for the most efficient energy performance and G stands for the least efficient energy performance. The energy performance certificate EPC illustrates the environmental impact of a building in terms of Carbon Dioxide or CO2 emissions.
Energy Performance Certificates are a direct result of the European Union’s Directive 2002/91/EC, inspired by the Kyoto Protocol that aims to cut back on energy consumption and ecological deterioration due to CO2 emissions. Incorporated in Part 5 of the UK Housing Act 2004, this directive requires all houses and buildings in the UK to have EPCs by 2009.
Approximately 40% of the UK's energy consumption results from domestic use - lighting, heating, air-conditioning and other household uses. The introduction of EPCs is a step in decreasing this massive consumption. They not only give an estimation of the energy efficiency, they also contain information to help improve the energy-efficiency of a home.
EPCs provide complete details about Energy Savings Trusts that help house-property- owners with special grants and/or discounts to carry out necessary improvement work.
Lowering of energy consumption will cut down on carbon emissions simultaneously. This way, EPCs not only help save money and energy, but also contribute to the cause of environmental improvement.
An EPC is the most vital 'required' document in a Home Information Pack. Included in the HIP as part of Government's initiative to support a greener housing market, EPCs have immensely helped the buying/selling process, making the process transparent and fast.
EPCs are assisting buyers in taking decisions when buying properties.  A higher rating, leads to increased energy efficiency and lower fuel bills. With lower energy consumption, expenses will be less and the impact on the climate will be favourable. This being the case, a property with a good energy performance rating will invite more buyers.
With suitable advice on ways of saving energy and cutting carbon emissions, EPCs have helped property sellers enhance their reliability.  The buyers too are benefited in that they can now make their new homes energy-efficient and bio-friendly.
In line with the European Directive for the Energy Performance of Buildings, all Member States of the European Union have been directed to introduce EPCs as a measure to curb energy wastage and harmful ecological consequences. Hence, the UK Government now requires the sellers to submit EPCs as part of Home Information Packs.
Property-owners, who are contemplating selling can either obtain EPCs by directly seeking the services of Domestic Energy Assessors, Home Inspectors or approach them through their agents.
Home Inspectors undertake thorough inspection of the property, its various assets including fittings and fixtures to collect relevant data for issuing the certificate. An accredited Energy Assessor may also perform the necessary checks and issue the Energy Performance Certificate.

 

Discounts are negotiable for bulk visits, discounts will also be available if a landlords safety certificate is completed at the same time.
